One big reason - Land use rights.
Another big reason - insurance for "off road parks"
You could head south a bit more and goto General Sams --

Not a huge place.. but not bad either.
Other reasons for the lack of trails -- the DFW area is FLAT -- most established off road areas are around large rock structures, hills, and dried up creek beds.
