How does one get permission for others to off road on their land?

Hello.


and hi.



so let's say, hypothetically, you had some land.


and let's say, hypothetically, that it was in virginia.


and let's say it was (this is all hypothetical) zoned for agricultural use.


and, continuing with the hypothetical theme, let's say it was, oh, awesome for off roading.


and what if, hypothetically, you wanted to turn it into an off road oasis/park/allow FJ peeps on said hypothetical land?

what would one hypothetically need? a waiver for them to sign so when/if they flip it's not your fault? is there some sort of zoning category for off roading?

the only example that comes to mind is paintball fields. What are those people? How does one start that? it can't just be about randomly inviting people in the middle of the woods to get shot (i know, i know, SUCH a Stalinism/WWII analogy waiting in there - let's let this one pass).

so there it is. help please.
