Basically you were WRONG. In order for him to keep your $1500 security deposit, he would have to provide an itemized bill of all cleaning and repairs done to the property after you left. As gsgmac said, repairing items that are the result of "normal wear and tear" are not valid reasons to keep your security deposit.

However, now that you kicked and damaged his car, who knows what the repair costs for his automobile will be. You should have just ignored him, cleaned up when you moved out, repaired any holes in the wall that your TV caused and waited. He would have either had to give you your deposit back or a bill that showed the repairs he mentioned which were the result of normal wear and tear and you could have easily won in small claims court.

Now however, you've created a classic case for judge judy.

First off, had you kicked my truck, you and I both would be waking up in jail today.

But, as a landlord, I can tell you that you really have to read what you are signing. You are a fairly astute business man, you should know that. I have had the same renters in my house in Florida for 3 years now and fully expect to have to do a run through and do touch up paint, but I do expect them to clean the carpet. I leared a long time ago that when I rent a home or apartment that I take time stamped photos throughout the house and I also have the landlord do a walkthrough and have THEM sign a statement of condition when we sign the lease.

You might could have fought this and won had you not kicked his vehicle. Given the type of person you have described, I'd half expect to get sued for that at some point.

Yep....kicking the car was a bad move (but it probably felt good at the time )

The only advice that I can offer is that in the past when I have rented, I took detailed pictures (an era before digital pics) before we moved anything into the house. Invariably when the Landlord tried to bring up certain faults...I told him that I had photographed before we moved in, the subject was dropped.

With these precautions, I have never lost my deposit.

My biggest beef with renters or thoes by me that rent the house not appartments, the house. Think they own the neighborhood. Letting their friends park on the grass, blocking driveways, leaving trash in the street, and playing loud music and pulling the speakers outside the house and they are not even outside to listen too it.

That was funny.. This is turning worse and will probably get even worse with my luck lately.. My X-wife found this house and she signed for it with the deposit and I paid her back for it but her name is still on the contract. She went through the house and carpet was documented stained in every room- so I'm good there. Plus those stains are now gone because I'm a clean freak (Thanks molly maids) "..

I shouldn't have kicked his truck that was stupid I apologized this morning and offered to pay for it.. The "$700 kick" oh well it felt good..

Do I have to let him show the house to potential renters while I'm still living here and if I do can I be in the house while people are in the house? Also how much time before the end of the contract does this process start?
