Anyone own a modular or "readybuilt" home?

I am looking into the Discovery Custom Homes line of homes, which is a division of Palm Harbor Homes. The home I am looking into is the 3-bedroom Buckeye. Does anyone have any experience with these people? I know they make mobile and manufactured homes, but I am looking at the Discovery modulars, and I would love any feedback.

Also, if anyone has another type of modular or "readybuilt" they would like to recommend, I am all ears!

I used to be the purchasing manager at Palm Harbor's Millersburg, Oregon facility and I can tell you that the Discovery line was very well built. The management team at that plant was absolutely outstanding and cared very much about the quality of the home. Of any manufacturer, Palm Harbor is definitely the best.

I don't own one but I can tell you they have come along way in the last 5-10 years and a very, very long way in the last 20 years. I would have no problem with many of the new modulars. Many of them are rated well-into the range of hurricane winds.

We bought a Fuqua modular home a couple of years ago. We are satisfied with it. There have been some minor issues with it but nothing that a stick built might even have. The price can't be beat either. I would caution you on the sub-contractors that come and do the finishing work however - they can be less than professional on the quality of work that they do.

Nice looking place. That would suit me fine. With property taxes going crazy all over the country, I have realized that having a really large home is silly. Build a smaller than average home with a full basement if possible, pay less taxes, spend less time cleaning and maintaining it, save more for retirement (and wheeling ), and lead a happier life than all the folks who think they need a McMansion.

Many, many years ago, I was a Service Rep for several Mobile Home Manufactures all over the USA. So long ago, I can not comment on todays homes.

My main advice would be to be sure to purchase it from a good dealer. I can't tell you how many times I went to fix things that the dealer was supposed to have repaired but screwed it up. I am not even sure if Palm Harbor uses dealers.

Ninety percent of the time the owners would rant and rave how bad the dealer was and how they said this or that and never fixed things or made them worse. I would ask them why they bought from that dealer and they would undoubtedly say, "well, we saved something like $200" and I would tell them that is why they had the problems they did.

The good dealers paid for good workers and that costs money.

I don't own one, but I used to be a Realtor and my firm got into a deal where a guy was trying to develop a neighborhood of modular homes. We got to tour the factory where the homes where built. I was pretty impressed at the quality of the product, but there were little things that I notice in comparison with the newer stick built homes. Mostly, I noticed a little sag in the floor, it wasn't too much, but it was enough that it bugged me. I noticed it in the bigger rooms in the first and second levels.

Other than that, just make sure you buy what you want. They are supposed to be built to be able to take hurricane/tornado force winds.

Depends on what you are looking for. My favorite is Marmol Radziner and Associates out of Los Angeles. Of course, you have to favor glass and steel construction, and have a few dollars in your pocket (about $285K for a 500 sq. ft. guest house).

I am looking at a 1100-1400 sq. ft home with guest house for a possible site in Twentynine Palms, CA (somewhat near Palm Springs).

Scratch Resistant Walls! Maybe they should incorporate that concept into the paint on our FJs! No more pinstripes!! Nah, that'd take all the fun out of it...
